How to Rent a Property in Dubai

Understand the Rentals

Before starting your search for your new home, decide on the following:

  • Budget: should include all the costs such as rent, security deposit, agency fees, and other expenses.
  • Type of Property: Studio, 1 Bedroom, Townhouse or Villa
  • Location: Nearby amenities (metro station, schools, supermarkets, parks, hospitals)
  • Furnishing: Whether you prefer a furnished or unfurnished unit.

Cheques: The number of cheques (many landlords accept multiple cheques for payment flexibility)

Search for Properties

You can find rental listings on:

  • Search properties by Area or by Unit type on the website
  • Social media groups for expats and rentals

Tip: Check if the agent is RERA-Certified (Dubai’s Real Estate Regulatory Agency)

Arrange Viewings

Contact the Real Estate Specialist to schedule a viewing.

During the viewing:

  • Inspect the apartment for maintenance issues (AC, plumbing, appliances)
  • Check for parking, security, and building facilities.
  • Ask about payment terms, maintenance responsibilities, and utility costs.

Negotiate Terms

Once you find a suitable apartment:

  • Negotiate the rent amount and number of cheques.
  • Discuss any additional fees (Ejari, chiller charges, etc.)
  • Request minor maintenance or upgrades if needed.

Prepare Required Documents

To secure the apartment, you’ll need:

  • Passport Copy
  • Visa copy
  • Emirates ID copy

Security deposit cheque (usually 5% of the annual rent for unfurnished apartments, 10% for furnished)

Post-dated rental cheques (as per agreement)

Sign the Tenancy Contract

  • Ensure the contract complies with Dubai rental laws (RERA guidelines)
  • Carefully review terms regarding payment, maintenance, and early termination penalties.
  • Both parties, tenant and landlord, must sign the contract.

Register the Tenancy with Ejari

Ejari registration is mandatory to legalize the contract.

Steps:

  • Register online via the Dubai REST app or visit an Ejari typing center.
  • Submit tenancy contract, Emirates ID, Passport, Visa Copy, and landlord’s Title Deed.
  • Pay the Ejari fee AED 250
  • Receive your Ejari certificate via email.

Set Up Utilities & Services

  • DEWA (Dubai Electricity and Water Authority) Register online - (Deposit: AED 2,000 for apartments and 4,000 AED for townhouses)
  • Internet & TV – Choose Etisalat or Du for home internet services.
  • Chiller (AC Cooling) – Check if it is included or needs separate registration (e.g., Empower, Emicool)

Move In & Get Keys

Once all payments and paperwork are completed

  • Collect your property keys and access cards.
  • Inspect the apartment and take photos and videos of the condition for reference
  • Set up home insurance, optional but recommended

Understand Your Rights as a Tenant

  • Rent Increases: RERA regulates increases based on market rates (check via RERA Rental Calculator)
  • Notice Period: Confirm 90 days before renewing the contract if renegotiating rent.
  • Eviction Rules: A landlord must give 12 months written notice for eviction if selling or using the property.
